Shipyard Condominiums

The Shipyard is part of the Truman Annex neighborhood named for President Harry Truman.  The multi-family homes are popular vacation rentals that were built in the 1990s.   The verdant landscaping and mature trees coupled with a lovely park and popular community swimming pool, makes The Shipyard a special place for a vacation or a permanent home. 

The Shipyard Condominium Association is separate from Truman Annex Master Property Owners Association, but both associations work closely on maintaining the entire Truman Annex complex.

Important Update – Shipyard Roof Replacement & Gutters Project Begins March 28, 2025

Dear Shipyard Residents and Property Managers,

We are pleased to announce that our contractor, Roof Assassins, Inc., will begin the roof replacement project at Shipyard Condominiums on March 28, 2025. The project is expected to take approximately 8-9 months to complete. While work is ongoing, residents and guests may remain in their units, as all units will remain accessible. However, please be aware that there will be noise and construction activity during work hours.

Work Scope

Roof Assassins will be replacing all roofs and gutters at Shipyard, including:
✔ New Roofing System – 5V-Crimp metal roofing with Hydrostop Rubber Membrane to cricket areas.
✔ Radiant Barrier Installation – Enhancing insulation for energy efficiency.
✔ Gutter Replacement – Removal of old gutters and installation of a new K-style Gutter System.

Project Timeline & Estimated Duration Per Building

Not all buildings will be done at once.  The project will be broken down into Phases and work will be done “Building by Building.” Each building is projected to take approximately 2-3 weeks to complete and may go quicker than that once the project gets underway. We will provide updates on this as construction progresses.

  • PHASE I: Buildings 1, 3
  • PHASE II: Buildings 2, 4
  • PHASE III: Buildings 16, 17, 18, 19, 20, 21
  • PHASE IV: Buildings  8, 13, 14, 15
  • PHASE V: Buildings 9, 10, 11, 12
  • PHASE VI: Buildings 5, 6, 7

Please note that this is a general guide and may change due to weather delays or unforeseen circumstances. Updates will be provided throughout the project to keep everyone informed.

Work Hours

🔹 Monday – Friday: 8:00 a.m. – 7:00 p.m. (Quiet work: 7:30 a.m. – 8:00 a.m.)
🔹 Saturday: 10:00 a.m. – 5:00 p.m. 
🔹 No work on Sundays or major holidays.

The contractor will store materials, equipment, and vehicles only in designated areas.

Resident & Property Manager Action Items

  • Please secure any loose items on balconies, patios, or yards that you do not want damaged.
  • Expect noise and construction activity during work hours.
  • Units will remain accessible throughout the project.
